Window Cleaning and Pressure Washing in Little Rock

Most crews top out a few stories up. We do not. Storefronts, high-rises, and the homes in between, cleaned so your property looks cared for and nobody had to take a risk to get it there.

The real problem

Most crews top out a few stories up

So the upper floors get skipped, the roof keeps its black streaks, and the concrete stays gray. Not because anyone let the property slide, but because nobody could work out the access.

The worse version is somebody taking the job anyway. A ladder where a rope should be, or a pressure washer on a roof that needed a soft wash. That is how a cleaning bill becomes a repair bill.

We have worked Central Arkansas since 1992. We will tell you what your property needs before we quote it, including when the answer is not yet.

Commercial and High-Rise

Buildings that get judged before anyone reaches the door

Building owners and managers call us because the work gets done on schedule and does not need supervising. We clean high-rise glass with trained crews and proper rigging, keep low-rise and storefront windows on a recurring schedule, and handle the concrete, canopies, and parking areas that come with the property.

  • High-rise window cleaning, inside and out
  • Offices, healthcare, institutional, and government facilities
  • Storefront glass on weekly, monthly, or as-needed schedules
  • Parking lots, garages, and loading areas, scheduled after hours
  • Caulking and sealing at window perimeters and glazing joints
  • OSHA fall protection procedures for elevated and suspended work

Residential

The jobs that stay on the list all year

Hard water spots and pollen do not come off with a garden hose, and the upstairs windows are not worth a ladder.

We clean glass on both sides, including the sills, tracks, and screens, then handle the drive, the walks, and the siding while we are there. If we can work a tower downtown, your second story is not a problem.

  • Window cleaning inside and out, including screens and tracks
  • Driveways, sidewalks, patios, and walkways
  • House soft wash for siding, soffits, eaves, and trim
  • Roof soft wash that removes algae without stripping granules
  • Gutter cleaning and gutter brightening

Services

Three ways we clean a property

Window Cleaning

You look out of the window instead of at it. Both sides, plus sills, tracks, and screens, on high-rise, commercial, and residential property. Streaky glass makes any building look tired, and a squeegee from the hardware store rarely fixes it.

Pressure Washing

Concrete that looks like concrete again. Brick, stone, driveways, sidewalks, and patios, with the pressure matched to the surface and surface cleaners for an even finish instead of wand stripes.

Soft Washing

The growth comes off and the surface stays intact. Roofs, siding, and painted surfaces get cleaned at low pressure with the right solution, because not every surface should meet a pressure washer. Knowing which method applies is part of the job.

What it is

Exterior grime is not just untidy

Most of it is either alive or actively working on the building.

The roof

Black streaks are algae feeding on the shingles. It is alive, and it spreads.

The siding

Green and black streaking is algae taking hold. It spreads too, and it does not rinse off.

The seals

Failed caulking lets water and air into the building envelope. The damage shows up later as staining or rot.

The walkways

Algae makes them slick. At that point it is a liability, not an appearance problem.

Concrete gets darker year after year until you forget it was ever lighter. None of it is urgent on any single day, which is exactly why it gets to the point where people notice.

What to expect

How a job runs

Step one

Ask for an estimate

Call or send the form. Tell us what the property is and what is bothering you about it.

Step two

We come look and price it

One visit to see what you actually have. You get the method and the price in writing before anything starts.

Step three

The crew handles it

Trained crews, the right equipment, and the property left clean. Then you stop thinking about it.

What handled looks like

Then you go back to not thinking about it

Glass clear on both sides, sills and tracks included. Concrete that looks like concrete again. A roof with no streaks on it.

A crew that arrived when they said, worked without needing to be watched, and left nothing behind but the result. That is the whole job, and it is the reason people keep us on a schedule instead of calling around every year.

  • A building that reads as maintained before anyone reaches the door
  • A house you are not apologizing for when people pull up
  • No ladder in your flower bed and nobody on a ledge
  • One crew for the glass, the concrete, and the siding
  • The same standard whether it is a tower downtown or a storefront in Benton

Questions

Answers before you call

The things people ask us before they book.

How high can you actually clean?

High-rise. We clean high-rise glass across Central Arkansas with trained crews, proper rigging, and the safety procedures a building at height requires, and we have been doing it since 1992. Most crews top out a few stories up, which is why the upper floors on a lot of buildings never get cleaned.

Do you work on homes as well as high-rise and commercial buildings?

Both. We clean windows and exteriors for high-rise, commercial, and residential properties. The same crews that work downtown towers clean two-story houses, so a hard-to-reach gable or a second story window is not a problem.

What is the difference between pressure washing and soft washing, and which does my property need?

Pressure washing is for hard surfaces that can take it: brick, concrete, stone, driveways, sidewalks, and patios. Soft washing cleans delicate surfaces at low pressure with the right solution, which is what roofs, vinyl and painted siding, soffits, and trim need. Pressure washing a roof will void most shingle warranties. Knowing which method applies to each surface is part of the job, and we will tell you which one your property needs before we quote it.

Do you clean the inside of the windows, and what about screens and tracks?

Yes to all of it. Cleaning only the outside leaves you looking at the half that is still dirty, so we clean glass on both sides and include the sills, tracks, and screens.

Do you offer recurring service or is it one job at a time?

Either. Storefronts usually run on weekly, monthly, or as-needed visits. Larger commercial properties are typically on a recurring schedule, with work after hours where the operation cannot stop, and we also do one-time cleans. Homes are usually scheduled as needed.

What areas do you serve?

The Little Rock metro and Central Arkansas, including North Little Rock, Alexander, Benton, Bryant, Sherwood, Maumelle, Cabot, Jacksonville, Conway, Hot Springs, Mabelvale, Bauxite, and East End. If you are not sure whether you are in range, ask.

How do I get an estimate?

Estimates are free. Send the contact form or call (501) 847-7177, Monday through Friday, 8:00 to 5:00. Tell us what the property is and what needs cleaning, and we will come look at it and quote the method and the price before any work starts.
